INVESTMENT CRITERIA

RETAIL ACQUISITION CRITERIA

  1. Assets greater that $2,000,000.
  2. Assets located in the “A” Location of secondary or tertiary markets.
  3. Assets that have the following criteria:
  • Population of greater than 75,000
  • Employment, income, net worth, and population growth all higher than the national average
  • College located in the community
  • Multiple strong economic drivers in the community
  • Pro-business community
  • Capable local brokers and property managers
  • Properties priced below replacement cost
  • Properties that have an anchor or shadow an anchor
  • Properties that have upside through rent growth, new leasing, repositioning or redevelopment of the asset.
  • Properties that have good visibility and access to major thoroughfares
  • Properties that are not functionally obsolete

 

INDUSTRIAL ACQUISITION CRITERIA

  1. Assets greater that $2,000,000.
  2. Assets that have the following criteria:
  • Good functional utilities (clear height, bay spacing, truck court)
  • Located in an Industrial Park
  • Pro-business community
  • Population greater than 200,000
  • Good highway access
  • Capable local brokers and property managers
  • Properties priced below replacement cost
  • Properties that have upside through rent growth, new leasing, repositioning or redevelopment of the asset
